Nate Herrscher

Mr. Herrscher is a Managing Director for the Real Estate Practice of Marshall
& Stevens. He is responsible for leading complex real estate valuation
assignments for public and private companies, investors, financial
institutions, courts and governmental agencies.

Experience

Mr. Herrscher leads assignments for buy/sell consideration, finance and
investment, estate and gift tax, financial reporting, tax reporting, and matters in
dispute.

His heavy industrial property experience includes valuation of oil and gas
facilities, pipelines, power plants, telecommunications, and mining operations.
Other special-use and income producing asset engagement include auto
dealership, hospitality, golf, ski and other master planned communities,
multifamily, recreational and other land development.

Mr. Herrscher provides services in closely scrutinized matters such as property
right donations, business and family disputes, and marital dissolution. Dispute
engagements include calculations of damages from construction defects, delay,
and environmental contamination, breach of contract, and negligence, as well as
unitary (state) and local property tax disputes, eminent domain, inverse
condemnation, bankruptcy, foreclosure, trespass, and appraiser liability claims.

Professional Designations & Affiliations

Mr. Herrscher holds the MAI designation from the Appraisal Institute. He has
served on the Board and as an Officer of Appraisal Institute including Utah
Chapter President. He is currently licensed as a Certified General Real Estate
Appraiser in Arizona, Idaho, Utah, and Washington.

Depositions/Testimony

Mr. Herrscher has testified as an expert witness for boards of equalization, at
municipal hearings, commissions, and in state, local and federal courts.
